What to include on a Home Inspector invoice
Your invoice needs the property address you inspected, not just the client's name. Inspections get filed by property, and when clients submit for reimbursement or need records for closing, they search by address. Include the inspection date, your license number if your state requires one, and a clear description like "Pre-purchase home inspection, 2,400 sq ft single family residence." If you charged extra for radon testing or a crawl space inspection, break those out as separate line items.
Most home inspectors collect payment upfront or at the time of inspection. You're usually working with home buyers who need the report quickly for their due diligence period, so you have leverage to require immediate payment. Net 30 terms don't make sense in this business. Many inspectors take cards on site through a phone reader or send a payment link when scheduling.
Send your invoice the same day you deliver the report. Buyers are motivated to pay quickly while the property is still in contract, but if the deal falls through, collecting gets much harder. They stop caring about paperwork for a house they're not buying. Don't wait until month end to bill.
