What to include on a Land Surveyor invoice

Your invoice needs to show exactly which parcels you surveyed with the tax ID numbers or legal descriptions. Include the service date, site visit dates if there were multiple trips, and the type of survey you performed. Accountants will ask for this because property work has tax implications and clients need records for title companies or permit applications. If you had to return to the site because of weather or access issues, note that separately so they understand why fieldwork took longer than quoted.

Most surveyors take a deposit before fieldwork starts, usually 50 percent of the estimated total. Bill the remainder when you deliver the final plat or report. For large boundary surveys or subdivision work, split it into three payments: deposit, after fieldwork completion, and final delivery. Standard terms are net 30, but you can offer net 15 with a small discount to speed things up.

Don't release the signed and sealed plat until payment clears. Clients often need your survey to close a sale or start construction, so that document has real leverage. Send the invoice the same day you deliver the draft for review, not when you send the final version weeks later.
