What to include on a Mason invoice

Your invoices need to break down materials and labor separately because clients want to see where their money went. List the specific materials with quantities: how many bricks, bags of mortar, sand, lime, or stone. Include the square footage completed and the labor hours. Put the job location on there because many masons work multiple sites for the same builder or homeowner, and their bookkeeper needs to track costs by property.

Most masons take a deposit before starting, usually 30 to 50 percent. This covers your initial material costs and commits the client. Bill the remainder when you finish, or split it into progress payments for big jobs. Net 15 or net 30 terms work for commercial clients and builders you know. Homeowners should pay on completion.

Take photos of your work before you leave the site and attach them to your final invoice. This does two things: it proves the job is done and shows the quality of your work. Clients pay faster when they can see the finished product, especially if they haven't visited the site in a few days. It also protects you if someone later claims you didn't complete something.

Frequently asked questions

How do masons price their work?

Masons charge per square foot ($10–$40 for brick, $20–$60 for stone), per linear foot for walls, or per project. Labor rates are $40–$80/hour, with a helper at $25–$40/hour.

What should a masonry invoice include?

Include project scope, area measurements (square feet or linear feet), material type and quantity, labor hours, equipment rental (mixer, scaffolding), and any structural engineering fees.

Should masons provide material samples before starting?

Yes. For stone and brick work, provide samples and a small mock-up section for client approval. Bill sample materials at cost and credit toward the project if approved.
